Rental application process.
Please note we do not charge a fee for referencing, inventory or check in.

Following your viewing, if you wish to register your interest in the property please email with information requested below. 
Note: all information must be provided for any application to be considered and will be shared with the landlord.
Please state:
How many people would be at the property and for each tenant please provide:
Full name and address, mobile number and email address, DOB and state if in permanent employment with employers name approximate annual salary figure.
Please note if you are self employed you must have at least 6 months self employment history for referencing purposes.
Right to rent legislation. Appropriate document must be provided at the viewing,  UK passport or refer to the government website: gov.uk/righttorentchecks
We offer a 6 month Fixed Term Contract which, after the fixed term, changes to a Contractual Periodic Tenancy.
If you are successful in being put forward a holding deposit of £100.00 is then due
This fee will be deducted from the first rental payment.  If you do not take the property on the agreed date then this fee will be non refundable.
Advance monies then due in cleared funds no later than 5 days prior to the agreed move in date as follows:
One months rental in advance (minus reservation fee) which may be adjusted to facilitate a 1st of the month rental payment
Security Deposit (equivalent to approx. 5 weeks rental)

Permitted payments and tenant protection information
Permitted payments
For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:
Holding deposits (a maximum of 1 week's rent);
Deposits (a maximum deposit of 5 weeks' rent for annual rent below £50,000, or 6 weeks' rent for annual rental of £50,000 and above);
Payments to change a tenancy agreement eg. change of sharer (capped at £50 or, if higher, any reasonable costs);
Unpaid rent, interest will be charged at 3% above bank of England Base Rate from the due to the payment date
Payments associated with early termination of a tenancy (capped at the landlord's loss or the agent's reasonably incurred costs);
Utilities, communication services (eg. telephone, broadband), TV licence and council tax;
Interest payments for the late payment of rent (up to 3% above Bank of England's annual percentage rate);
Reasonable costs for replacement of lost keys or other security devices;
Contractual damages in the event of the tenant's default of a tenancy agreement; and
Any other permitted payments under the Tenant Fees Act 2019.

Tenant protection
In addition to publishing relevant fees, lettings agents are also required to publish details of:
the redress scheme they are a member of; 
The Property Ombudsman
the name of the approved or designated Client Money Protection scheme they are a member of;
SafeAgent CMP
Please note: All Deposits are kept in the Deposit Protection Scheme.
